Buying a new home is a very complex process, especially if you are a first-time-home-buyer. There are a lot of factors you need to consider so that you will spend a lot of happy moments in your future home.

Here are some factors you need to pay attention to while buying a new home:

  • Your budget. This is the most important factor I guess. It is the basis of your new home. The only advice if you have a tight budget is to look for a home that can be easily refurbished.
  • The number of occupants. Even if you are going to live there alone now, think whether you want to have a family and children in the nearest future. If you do, then you may want to choose a spacious house with enough space outside to accommodate a small garden and swings there for example.
  • Your lifestyle. Some people, especially younger generation tend to live closer to the center of the city. Others look for a home that is situated in the outskirts of the city. If you want to have a peaceful environment then it’s better to choose a house that is situated far from the busy streets.
  • Your hobbies. For your comfortable living it’s very important not to forget about the things you love to do in your free time. If you are into sports, it would be great if your new house has some extra space for the exercising equipment, and a big yard if you like gardening.

Aside from these factors, it is necessary to discuss the matter with the people around you like your husband, parents, children and friends.

  1. Hire an agent. This is the first step you need to take. Agent will save your time, you won’t need to waste gas when you tour homes and agents generally spot overpriced listings and advise you accordingly.
  2. Get a loan. It’s not actually necessary to have a mortgage broker or bank in your back pocket before buying a home, but it’s better to get loan preapproval in advance.
  3. Negotiate the offer. Do not look at prices, sellers can ask any price they want. It doesn’t mean the home will sell at that price.
  4. Do a home inspection. I’m sure you don’t want not want to be locked in to buying a home that has a faulty foundation, for example.
